Dutchrock specializes in investing in urban and garden-style multi-family complexes in above-average growth markets located in the Sunbelt Region of the south-east of the USA. Our investment strategy focusses on properties located in prime areas with strong long-term economic fundamentals and growth, and favorable demographic trends.

We take a disciplined approach to property selection, ensuring that each asset meets specific criteria that minimizes risk while maximizing returns. Dutchrock adopts a long-term perspective, supported by rigorous analysis and local expertise. We prioritize high-quality and well-maintained assets, with historically high and stable occupancy rates and with low rental income volatility.

Amidst the escalating regulatory pressure, tax volatility, and geopolitical uncertainties prevalent across Europe, Dutchrock offers a strategic alternative for investors.

Our Investors

Our investors are high net worth individuals and family offices based primarily in Europe, that share our disciplined approach to investing and complement investing in US multi-family properties together with their existing investments, both as a risk-mitigation and return optimization strategy.

Our Investment Strategy

Dutchrock invests in modern existing multi-family properties with a minimum size of 200 homes, exclusively in locations with strong economic fundamentals and growth. A separate fund is structured for each multi-family property, with an average holding period of 7 years. We employ a data-driven approach to investing, utilizing comprehensive market and demographic analysis. Our approach maximizes rental income through proactive asset management. We partner with experienced property managers with established track records, ensuring operational excellence and consistent performance throughout the holding period.

Each property in our portfolio is selected with a clear exit strategy, typically a 7-year holding period. We focus on properties with strong cash flow potential, and within markets with solid fundamentals and above-average growth, driven by favorable geographical, economical and demographical trends. We work with experienced property managers to maintain high occupancy rates and optimal lease income.

ONNO VAN DER HEIJDEN MSc.

Onno van der Heijden, MSc., is one of the founding partners at Dutchrock. Onno has over 15 years of experience in real estate investments,and also serves as Managing Director of Marma Real Estate, a family office founded in 1982. Marma Real Estate boasts a robust and unwavering track record in real estate investments. The organization’s portfolio currently consists of approximately €300 million and continues to expand its presence through strategic real estate investments in Europe and abroad.

Onno van der Heijden has co-founded Dutchrock, initially as a means to optimize returns and mitigate risk for his own portfolio. The escalating regulatory burdens, substantial tax liabilities, and geopolitical tensions in Europe have rendered Dutchrock complementary to existing real estate investments in Europe. As a co-investor in all Dutchrock investments, Onno shares in the outcome together with participating investors.

Onno van der Heijden holds a Masters of Science in Management and Finance from the highly prestigious ESCP Business School, and a Bachelors degree in Business Information Systems, both in which he graduated with first class honors (summa cum laude).

Onno van der Heijden is native in English, Spanish and Dutch.

With over 25 years of experience in both commercial and residential real estate, Rudmer Tettero has established a solid track record, having successfully executed approximately 500 transactions.

His expertise is anchored in his role as a trusted intermediary between family offices and institutional investors. He provides bridge financing to professional entities and invests in proprietary development projects and portfolio strategies.

Rudmer brings a strategic perspective and an in-depth understanding of the real estate landscape, enabling him to navigate complex transactions and investment opportunities with precision. His disciplined, results-driven approach—combined with strong personal commitment—makes him a reliable and effective partner for investors and corporate stakeholders seeking value, stability, and long-term growth.

As a co-founder, he invests personally in the propositions acquired by Dutchrock. This alignment underscores his confidence in the strategy, quality, and long-term potential of the investments pursued.

Bart Simons is a licensed real estate agent and appraiser with 35 years of experience in the real estate sector.
 Throughout his career, he has worked at international real estate agencies and institutional investors, where he has built up valuable expertise in real estate investments, as well as in asset management.

In recent years, he has worked intensively with (institutional) investors, providing strategic advice on real estate optimization and portfolio management.

With his in-depth market knowledge and broad experience, he supports investors in making informed real estate decisions, always with a focus on results and added value.

Bart demonstrates his commitment as a co-founder by personally investing in the propositions secured by Dutchrock. His direct involvement highlights a strong belief in the long-term value, strategic direction, and overall quality of the investment opportunities the company pursues.
